The Panama Pacifico Master Plan is a redevelopment of the former Howard Air Force Base which is located west of the Panama Canal in Panama. Phase One of the master plan is an approximately 14.0 hectare (35.5 acre) parcel just to the south of the proposed urban core. Phase One features a large central greenway that connects the neighborhood to a larger, well-designed open space system that includes community parks, neighborhood parks, and vast amounts of untouched open space. The neighborhood plan for Phase One includes Single Family Detached (SFD) homes, TownHomes, and Multi-family Flats. The SFD homes are in the southern and western portion of the neighborhood, closest to the open space and away from the busy central boulevard. The TownHomes are located in the center of the neighborhood, adjacent to the large central greenway and school. Finally, the Flats are located near the central boulevard to take advantage of walkable streetscapes that lead to shops, restaurants, and offices. The Phase One neighborhood also includes a Recreational Clubhouse for all residents to use. The clubhouse forms part of the neighborhood park that connects to the central greenway and beyond.
