55+ COURTYARD PROTOTYPE

This innovative 55+ senior housing concept by JZMK Partners reimagines traditional single-family home design to better align with the preferences of today’s active adult community. Developed through targeted research, the concept responds to demand for single-story homes ranging from 2,000 to 2,500 square feet, with a strong preference for wide, shallow floor plans over conventional layouts.

The design transforms the typical residential model by organizing living spaces around a central outdoor courtyard, creating a seamless indoor–outdoor living experience. Bedrooms and primary living areas open directly to this shared outdoor space, enhancing natural light, privacy, and usability.

The plan is optimized for a 70’ x 70’ lot, prioritizing efficient land use while delivering high-quality lifestyle features. Outdoor areas are designed as functional extensions of the home, including covered patios and gathering spaces.

This approach establishes a forward-thinking model for senior housing design focused on comfort, wellness, and modern living preferences.
