LOMBARD COURT

Irvine, California

This high-density courtyard townhome community is designed to reinterpret the traditional Southern California courtyard housing model, creating a strong relationship between buildings, streets, and shared open space. Developed by JZMK Partners, the plan balances density, accessibility, and neighborhood character.

Buildings are organized around a central landscaped courtyard, with front doors oriented to both the street and interior gathering space, reinforcing connectivity and walkability. The architectural massing is carefully scaled to create a human-centered streetscape, while select ground-floor units are designed to be fully accessible and visitable.

The community features 150 attached townhomes and condominiums, ranging from approximately 1,068 to 1,635 square feet, with up to three bedrooms and three bathrooms. Each residence includes a two-car garage with direct access.

Inspired by Spanish and Italian architectural styles, the design creates a cohesive identity centered around a shared courtyard environment that fosters social interaction, comfort, and a sense of belonging.
