This custom residence in the historic Village district of Laguna Beach, California was designed for a local family while carefully respecting the neighborhood’s strict ocean view protection requirements. The home was required to remain below a 14-foot height limit to preserve the view corridor of the uphill property, resulting in a thoughtfully designed single-story coastal cottage.

To maintain a strong relationship with the street, the design incorporates tandem parking, allowing the front façade to prioritize porches, windows, and outdoor living spaces rather than garage doors. A central circulation zone functions as a natural ventilation corridor, enabling passive cooling through ocean breezes and reducing the need for air conditioning.

Although compact at 1,462 square feet, the home feels spacious through long interior sight lines and strong indoor-outdoor connections. A rear lanai gathering space anchors the backyard, extending the living areas into landscaped outdoor entertainment spaces while reflecting a modern interpretation of Laguna Beach’s classic beach cottage architecture.
