The COVID-19 pandemic marked a pivotal moment for urban designers, architects, developers, and city leaders, offering a rare opportunity to observe how our cities function when everyday patterns of work, mobility, and social life are disrupted. While many aspects of daily life have returned, the experience fundamentally reshaped how people think about housing, community, and the relationship between home and work.

Buyer and renter priorities have evolved as a result of this shift. Many of these preferences existed before the pandemic but have become significantly more important in residential decision-making. Flexibility, access to open space, and the ability to comfortably work from home are now key factors influencing housing demand.

These changes are expected to influence the future of multifamily residential and mixed-use community design, prompting new planning strategies that better support evolving lifestyles and work patterns.

The New Town prototype multifamily community explores one possible model for this future. Designed as a compact mixed-use neighborhood, the community integrates residential, commercial, civic, and open space uses to create a walkable environment supporting approximately 200 to 300 full-time residents.

Residential buildings are organized into two primary types: WFH (Work From Home) and LW (Live/Work) housing models. These building types provide residents with flexible living and working arrangements, allowing individuals and families to choose a configuration that best fits their lifestyle, professional needs, and budget.

By integrating flexible housing design, mixed-use planning, and walkable community structure, the New Town concept responds to the lasting shifts in how people live and work in a post-pandemic world.
