This home was designed for a local family in the historical “Village” section of Laguna Beach, California. Careful consideration was necessary in creating a design that fit below an ocean view plane from the neighboring home immediately behind and uphill from the site. The home had to fit below a 14’ maximum height, requiring a one story design. The architect designed the home to fit below the view plane and provide all the program elements necessary, while fitting the program into the maximum allowable lot

The home was also designed to use tandem parking, so the front of the home would not be dominated by garage, giving the home an opportunity to have a strong relationship to the street and take advantage of the cooling breezes from the west.

The central zone of the floor plan acts as a ventilation corridor allowing passive cooling of the home without the need for air conditioning. This central zone now becomes the open zone of the home from the front of the lot to the rear property line giving a very long site line and allowing the home to feel much larger that its small 1462 square footage.

A Rear Lanai becomes the central gathering area of the home and relates well to the social zones of the rear yard. Every square foot of lot area was planned out to be utilized as expanded outdoor living and entertainment areas.

The design character of the home reflects the classic “Beach Cottage” character of the neighborhood while also reflecting a more modern interpretation of the style.
