T20 LOFTS

T20 Lofts is a multifamily infill apartment community in downtown Sacramento, California, designed by JZMK Partners to deliver efficient, transit-oriented urban housing on a constrained site. The development includes 36 residential units, consisting of 25 studio apartments and 11 two-bedroom units, arranged as a mix of stacked flats and multi-level layouts.

As a transit-oriented development (TOD), the project integrates structured parking solutions, including single-car, double-car, and accessible garages, while maximizing residential density and livability. Despite tight site constraints, the design incorporates 1,231 square feet of open space, enhancing the urban living experience.

Through efficient planning, thoughtful unit design, and strategic use of space, T20 Lofts demonstrates a scalable approach to high-density infill housing in walkable urban environments.
