RiverHouse is an innovative infill residential community in Healdsburg, California, located adjacent to the Russian River and within a half mile of a multi-modal transit center, public beach access, and a Class A bicycle trail. Developed over a three-year planning effort, the project responds to local demand for compact, land-efficient housing solutions in a walkable setting.
The 1.5-acre site accommodates eight single-family homes and four accessory dwelling units (ADUs) organized around a “Cottage Court” neighborhood concept. Smaller homes face a shared green space, while garages are positioned along the perimeter to reduce the visual presence of automobiles and prioritize pedestrian-friendly open space.
Approved through as-of-right zoning with a CEQA infill exemption, the plan demonstrates how thoughtful design can unlock tight urban sites. Existing heritage trees are preserved across more than 80% of the site, while bioswales, photovoltaic panels, and riverfront habitat restoration highlight the project’s commitment to environmental stewardship and resilient community design.
