THE PINES AT SUNRISE VILLAGE

This project transforms a distressed commercial site in Fullerton, California into a vibrant walkable residential community, bringing new life to an underutilized area while maintaining key neighborhood-serving retail uses. Existing corner retail spaces, including food service and a coffee shop, are preserved to support local activity and maintain a strong connection to the surrounding community.

The development introduces 164 new homes designed to serve a diverse range of residents, including first-time buyers, downsizing households, and millennials. Two residential housing types create variety within the neighborhood: three-story townhomes designed to support work-from-home lifestyles and a small-lot single-family home program featuring two- and three-story zero-lot-line residences.

The site plan emphasizes walkable connections to pocket parks and nearby trail systems linking residents to neighborhood open spaces and Downtown Fullerton. Front porches and entry courtyards reinforce the community’s modern residential architecture and pedestrian-friendly streetscape, creating an inviting and connected neighborhood environment.
