407 N. Harbor is a modular mid-rise residential community designed by JZMK Partners as a thoughtful urban infill housing project along the San Pedro waterfront in Los Angeles.

The five-story modular residential building sits above a Type I podium structure with two levels of subterranean parking, allowing the development to deliver meaningful housing density while maintaining an active and pedestrian-oriented streetscape along Harbor Boulevard.

Located adjacent to the Port of Los Angeles, the architecture draws inspiration from the site’s industrial maritime character through durable materials, rhythmic façade articulation, and a massing strategy that frames views toward San Pedro Bay.

The project includes 63 one- and two-bedroom residences, including eight affordable housing units, contributing to a more inclusive residential community within the waterfront district.

Shared spaces were designed to enhance everyday living in a higher-density environment. A rooftop deck and elevated view terrace provide open-air gathering spaces with sweeping harbor views, while approximately 2,800 square feet of ground-level live/work space strengthens the connection between residents, neighborhood activity, and the public realm.

By combining modular construction technology, urban infill planning, and thoughtful residential design, the project demonstrates how higher-density housing can support livable, walkable neighborhoods while maintaining privacy, comfort, and architectural character.
