WESTREEF

Westreef is a small-lot residential community in Costa Mesa, California, developed on 1.42 acres of previously commercial land and designed under the city’s Small Lot Ordinance. The project introduces 17 single-family homes within the heart of Costa Mesa, contributing to the ongoing revitalization and increased residential density of the city’s urban core.

The development is organized into four phases and features a mix of two- and three-story homes designed for modern coastal living. Each residence includes two-car side-by-side garages, open-concept floor plans, large kitchen islands, and nine-foot ceilings, creating bright and functional interior spaces.

Large glass openings strengthen the indoor–outdoor relationship, while private rear yards and upper-level decks provide additional outdoor living areas with views toward the nearby Pacific Ocean. The architecture reflects a contemporary residential character well suited to Costa Mesa’s evolving urban neighborhood.
